📝 Description

This listed residential building from the mid-19th century offers four rooms, approximately 58 m² of living space, and a plot of land of approximately 330 m² with a garden. The compact property is particularly suitable for tradespeople, owner-occupiers, and investors who wish to develop a historic building to their own specifications.

The house requires comprehensive renovation and modernization. The plastered facade and the timber framing on the upper floor are damaged, the slate roof is partially leaking, and the existing wooden windows and doors are old. Currently, there are no usable sanitary facilities. All work must be coordinated with the relevant historic preservation authority in advance.

The Pockau-Lengefeld train station connects the region to Chemnitz and Olbernhau via the RB 81 regional train line. The Saidenbach Dam and hiking trails in the Ore Mountains are nearby.
